The "new look" of the property market: houses above 4 floors are equipped with elevators, and the future value of high-rise residential buildings is worrying

Since the country has issued a "height limit order", which clearly stipulates the height of the floor, high-rise residential buildings have once become the focus of attention and the object of heated discussion this year. The reason for this is that in recent years, most of the urban buildings in our country are dominated by "skyscrapers". The floors of office buildings and residential quarters are higher than each other, which makes all kinds of cities full of tall buildings.

Data shows that there are currently nearly 360,000 buildings over 24 meters in our country, among which about 250,000 high-rise residential buildings are the largest in the world! High-rise residential buildings have indeed increased the utilization rate of the land. However, as time goes by, the houses and supporting facilities are aging, and problems such as elevator failures, falling objects from high altitudes, and difficulty in maintaining walls have also continued to appear, which have been criticized by people.

The hidden problems of high-rise residential buildings appear, and some experts even predict that high-rise residential buildings will become slums in the future. After these houses are aging, problems will continue, which will seriously affect their lives, and they will also face the dilemma of unmanned demolition. So the rich will choose to sell the house in time, and then buy a multi-storey house. What is left are the tenants who do not have the funds to replace the property or cannot afford to buy a house. In the future, the market competitiveness of high-rise residential buildings will continue to decline. Coupled with the ongoing renovation of old communities, many people would rather choose the previous stair houses than high-rise residential buildings.

Staircases are generally located in old communities in the urban area, with convenient transportation, well-developed business districts, and mature education and medical facilities. The only drawback is that there are no elevators and other equipment that new communities should have. However, as the old reforms proceed, these problems will be effectively resolved. Because the installation of charging piles, elevators, the addition of public venues, elderly care, disabled services, convenience stores, childcare services, and courier service points are all included in the focus of the old reform plan. The implementation of the installation of elevators in old communities will bring a new look to the property market. The "new look" of the property market: Elevators are installed in houses above 4 floors, and the future value of high-rise residential buildings is worrying.

The "Code for Residential Design" issued by Beijing in July clearly stipulates that elevators must be installed for new residential buildings with 4 floors and above, or new residential buildings with an entrance floor of more than 9 meters from the outdoor design ground. Prior to this, Jiangsu and Zhejiang also issued similar regulations. It is not difficult to foresee that other first- and second-tier cities will follow up. This means that these cities will be equipped with elevators in low-rise and multi-storey houses in the future, and houses with only stairs will no longer exist.

In addition, a survey showed that at the end of June there were 15,900 old communities nationwide that started to renovate, involving 3.3294 million households. The installation of elevators is a project that has attracted much attention and will be implemented. After the installation of elevators in these old communities, the living experience and house value will be improved. Coupled with the location advantages, they will surely be sought after by some buyers. Moreover, the Ministry of Housing and Urban-Rural Development and the Development and Reform Commission jointly issued a notice, clearly requiring that blindly planning and constructing super high-rise "skyscrapers" in various regions be restricted, and generally no new buildings above 500 meters are allowed; new buildings above 250 meters are strictly restricted; new buildings above 100 meters should also be fully demonstrated and centralized layout . As a result, the demand for high-rise residential buildings will drop sharply and the value will also be affected.

The construction of high-rise residential buildings is restricted. The installation of elevators in houses above 4 floors, and the installation of elevators in old communities will bring a new look to the property market: on the one hand, new multi-storey residential buildings will become the mainstream in the future, and the staircase rooms in old communities will also be renovated. There is quite a market; on the other hand, high-rise residential buildings will be "abandoned" by buyers due to the exposure of problems after the aging. It is not difficult to foresee that the market competitiveness of high-rise residential buildings will drop sharply in the future, and the value is worrying. What do you think of this?
